Commercial & residential units for selling
Development project in central location in Coburg for sale at no commission
The building, erected in the 19th century, was comprehensively restructured and extended and made into a textile department store in 1950. Following further alterations, the estate was first successively extended towards Badergasse in the 1960s and then completed with a new building on Badergasse. The entire building complex was used as a textile department store up until the 1990s. Each unit had selling spaces from the ground floor up to the second floor. In the storeys above were office and staff rooms.
This residential and commercial building is located in the town centre of Coburg and stretches over the entire depth of the block, so that it is accessible from Badergasse 15 as well as from Steinweg 13. On the Badergasse side, there are three upper storeys; the topmost one is recessed. It has a roof terrace on the streetside. The building part on Steinweg has a basement, ground floor and three more storeys as well as a partially converted attic. From the second floor, there is a lightwell in the area of Badergasse Due to a difference in ground levels, the ground floor in Badergasse is on the basement level of Steinweg. The ground floors on Steinweg and on Badergasse each accommodate a commercial unit with selling spaces. The unit on Steinweg (approx. 200 sqm), which has been rented to a commercial customer, is in a good state of development. The shop unit on Badergasse is vacant. All the other floors are unrented and mostly cleared.
Viewing appointments can be arranged all day from Mondays to Fridays.
Description of the Location
The property is situated south of the “Steinwegvorstadt” urban renovation area. It is in a central yet calm neighbourhood. All amenities of public life are within convenient walking distance (market square: approx. 300 m, station: approx. 700 m, Coburg University: approx. 1.8 km). There is no through traffic in either Badergasse or Steinweg.
Inviting little cafés and shops on Badergasse make visitors want to stay, while Steinweg, forming the extension of Spitalgasse, the main shopping street, lures visitors with old-established shops and the weekly farmers market.
Development potential
Two green atriums will be fitted into the building complex to provide light and air. All flats will thus have at least two sides with natural light, facing either Badergasse or Steinweg on the one side and the green atrium on the other.
There will be eight modern, spacious flats with loft-like rooms and balconies or terraces. Access from Badergasse to all flats will be through the stairwell. Access for the disabled to all floors can also be provided by means of two lifts, on Steinweg with direct access to the flat. The shop on Badergasse will receive an attractive shop window area, and also the back area will be illuminated by natural light coming in through skylights.
